About prices
We found no San Antonio price study we could check, so this site quotes no local price. The only figures we use are national averages from HomeGuide, in its guide "How Much Does Foundation Repair Cost? (2026)", dated February 6, 2026 and read November 6, 2026. It says minor crack repairs cost $250 to $800 per crack, fixing foundation leaks costs $2,000 to $12,000, and repairs for settling, sinking or bowed walls cost $4,500 to $20,000, depending on house size and repair method.
| Line item (national, HomeGuide) | Range it gives |
|---|---|
| Structural engineer report | $500 to $3,000 |
| Foundation inspection | $400 to $750 |
| Permit for structural repairs | $75 to $150 (the City of San Antonio sets its own fees) |
| Underpinning or piering | $10,000 to $20,000 |
| Foundation leveling | $1,000 to $10,000 |
How to compare
- Send every company the same short description of what you see and ask each for the same written items. Do not describe a cause you are not sure about.
- Ask each company to separate permit, engineer, repair, drainage and any extras into lines.
- Ask what is not included, in writing.
- Consider an opinion from an engineer who does not sell repairs, especially for a large job.
- Read recent Google reviews of each company, including the low ones.
- Do not pay a large deposit on the day of the first visit because of a time-limited discount. Take the contract home and read it. See the contracts guide.

Frequently asked questions
What does foundation repair cost in San Antonio?
We found no San Antonio price study we could trust, so we quote none. The figures on the quote guide are national, from HomeGuide, and are not Texas prices. Written quotes for your own house are the only real number.
Should I get a second opinion?
It is reasonable for a decision this size. Some companies say on their sites that they give free second opinions or that many inspections end with no repair. We list these as claims. Consider an opinion from a licensed structural engineer who does not sell repairs.
Is a lifetime warranty enough?
Only the text tells you. Read what it covers, what voids it, whether it transfers to a buyer and what the transfer requires. Several companies on this site say their warranty transfers. We did not read any warranty document.
